Design Description:
I own a 3,230 square meter plot of land in Addis Ababa, Ethiopia. I plan to build a high-rise mixed-use apartment building on it. The building will have a minimum of one parking space for each apartment unit, and one parking space for every 100 square meters of commercial space. I do not plan to build more than two basements for parking and service rooms, but I am okay with using the upper floors up to the second floor for parking. The designer should check and consider the setback and other architectural requirements of Addis Ababa. Each apartment unit will be approximately 200 square meters in size, and each shop will be approximately 50 square meters in size. At least four of the upper floors will contain duplex penthouses. The designer should consider maintaining natural light and ventilation for every room. Providing a separate small maid's room with its own bathroom is considered a plus. Laundry space, modern (open) and traditional (separate room) kitchens should be provided. Public, semi-public, and private zones should be arranged properly. The design should also include communal spaces such as a swimming pool, gym, hall, and open terrace. Overall, the design is expected to include 240+ apartment units, 100+ shops, and 20+ duplex penthouses.
