Design Description:
I own a 3,230 sqm land plot and intend to construct a high-rise mixed-use apartment building. The apartments should have a minimum of 1 parking space per unit, while every 100 sqm of commercial space should have 1 parking space. I plan to have a maximum of 2 basement levels for parking and services, and I'm open to using upper floors up to the 2nd floor for parking. The architect must adhere to Addis Ababa's setback and architectural regulations. Each apartment should be around 200 sqm with a potential variance of ±20%, and shops should be about 50 sqm with the same variance. Several upper floors need to feature duplex penthouses. It's crucial to ensure ample natural light, ventilation, and a separate maids' room with a bathroom. The design should incorporate laundry space, both modern and traditional kitchens, and effectively separate public, semi-public, and private zones. Additionally, the design should accommodate communal areas like a swimming pool, gym, hall, and open terrace. I'm aiming for a total of over 240 apartment units, 100+ shops, and 20+ duplex penthouses.
